In the highly specialised area of pre-purchase due diligence reporting on construction projects prior to acquisition, we work in conjunction with the Client’s appointed advisor to provide the following services:

• Physical site inspection to review and ascertain: Current condition of the building fabric, services plant and equipment, systems and components.
• Areas of non-compliance with current building regulations and codes of practice.
• Any upgrading works that may be needed in the near future. Costs of recommended works that are required to be carried out urgently and for compliance with current building authority requirements.
• Costs of upgrading works that may be considered for design optimisation to maximise potential returns for the least possible capital investment.
• Assessment of the financial commitments of the projects in respect of cost implications of contractual claims, and cost to complete the project based on current design parameters.
• Status and cost report on the contracts awarded, pending award and not yet tendered, to complete the whole projects.

The findings and appraisals are consolidated in a totally integrated Due Diligence Report which includes separate detailed reports from each consultant discipline, and is supplemented with photographs where appropriate to record the work completed and the plant and equipment on site.

INSURANCE VALUATIONS


Reinstatement insurance provides the building Owner with sufficient money to carry out reconstruction of the building to a condition equal to new.

Reinstatement insurance provides the building Owner with sufficient funds to carry out reconstruction of the building to a condition equal to new in accordance with current legislation in the event of damage or destruction from the specified risks or perils.

Under-provision of insurance will lead to a pro-rated indemnity in case an accident occurs and loss is caused. On the other hand, over provision of insurance will attract high premiums but indemnity will still be capped at the actual reinstatement cost. It is the Owner’s duty to accurately assess the reinstatement value when taking out reinstatement insurance.

We provide assessments on such reinstatement costs for owners to purchase the appropriate insurance amount to cover their risks.
